1.  Once I have an earnest money contract, when can I expect to close?

The process usually takes about 30 days, provided we have all the necessary information to close. The staff at Polk County Title will keep you informed throughout the process of your exact closing date.




2.  Can I submit an order online?

Yes. You can initiate an order by filling out our online form found under Resources to Expedite Your Order. One of our staff members will contact you within 24 hours of submitting your order online.




3.  I am purchasing a home. Do I have a choice in title companies?

Although your builder, real estate agent or lender may suggest a title company, you do have a choice. You should, however, make sure that you buy from a licensed title company. It’s illegal to sell title insurance without a license in Texas.




4.  What items are needed at closing?

Both buyers and sellers need to come to closing prepared. Below is a list of items needed from both parties.

Buyer

  • Buyer’s copy of purchase agreement
  • Cashier’s check(s) to make all payments
  • Proof of purchase of insurance for fire casualty, etc. 
  • Invoices for any unpaid taxes, utilities or assessments 
  • Photo identification (driver’s license, passport or state-issued identification card)

Seller

  • Seller’s copy of purchase agreement
  • Invoices for any unpaid taxes, utilities, assessments and latest utilities meter readings
  • Receipts for last payment of interest on mortgage
  • Bill of Sale of personal property covered by the purchase agreement
  • Any unrecorded instruments that affect the title
  • Proof of satisfaction of any mechanics’ liens, chattel mortgages, judgments or mortgages that were paid prior to the closing
  • Photo identification (driver’s license, passport or state-issued identification card)
